Commercial Rooftop Unit Maintenance

Rooftop units fail from belts, bearings, dirty coils, blocked drains, and economizer linkages far more often than from compressors. A quarterly program that catches those items keeps a retail or office site running and turns emergency spend into planned spend.

Section 1

What actually breaks on an RTU

Exposure is the enemy. Belts glaze and snap, bearings dry out, condenser coils pack with cottonwood and debris, drain pans rust and clog, and economizer dampers seize in whatever position they were last in. Each of those is inexpensive on a scheduled visit and expensive on a Friday afternoon with customers in the building.

Section 2

A realistic service frequency

Quarterly is the practical baseline for most Upstate facilities: pre-cooling, mid-summer, pre-heating, and mid-winter. Sites with heavy kitchen grease, high dust, or process loads move to a shorter interval. Multi-unit rooftops get a per-unit checklist so nothing gets skipped because the technician ran out of daylight.

Section 3

Economizers and controls are where savings hide

A stuck economizer either brings in hot outdoor air during peak load or never uses free cooling in mild weather. Both quietly inflate the utility bill for years. Verifying damper travel, actuator function, and sensor calibration is one of the highest-return items on a commercial checklist and one of the most frequently skipped.

Section 4

Documentation is the deliverable

A maintenance program is worth what its records are worth. Each visit should produce per-unit readings, photos, a list of deficiencies with recommended timing, and an asset register with model, serial, age, and refrigerant type. That record supports capital planning — knowing which three units to budget for next year beats replacing them one emergency at a time.

Frequently asked questions

Can you work after business hours to avoid disrupting operations?
Yes. Most commercial maintenance is scheduled outside operating hours or during low-traffic windows, coordinated with your site contact.
Do you service units you did not install?
Yes. We service all major rooftop brands and start by building an asset register of what is actually on your roof.
How do you handle multi-site portfolios?
We standardize the checklist across locations and report per site and per unit so you can compare performance and plan replacements across the portfolio.
